ACCESSIBILITY
Accessibility statement
Last updated: October 2026
Every visitor deserves the same clear view of a home, a neighborhood and a decision. Here is how we work toward that, and how to reach us if something gets in your way.
Our commitment
Finding a home should be open to everyone. Nicole Fowler wants sellwithnicole.com to be usable by people of all abilities, including people who rely on screen readers, keyboard navigation, magnification, captions or voice control.
Our goal is to meet the Web Content Accessibility Guidelines (WCAG) 2.1 at Level AA. These guidelines explain how to make web content more accessible for people with disabilities and more usable for everyone.
What we have done
- Semantic page structure with landmarks, a single main heading per page and a logical heading order.
- A "Skip to content" link and full keyboard access to navigation, menus, forms and dialogs.
- Visible focus indicators on links, buttons and form fields.
- Text alternatives for meaningful images. Decorative images are hidden from assistive technology.
- Body text color contrast of at least 4.5:1 against its background.
- Forms with programmatic labels, clearly marked required fields and error messages that are announced and linked to the field they describe.
- Animations that respect your device's reduced motion setting.
- Layouts that reflow on small screens and remain usable when zoomed to 200 percent.
- Tap targets sized for touch, and links that open a new tab are identified.
- A text address and a directions link next to the interactive office map, so the map is never the only way to find the office.
Known limitations
We are still working on a few areas, some of which depend on third parties:
- Interactive map. The map on the contact page is provided through Leaflet and OpenStreetMap tiles and may not be fully navigable with every screen reader. The same address and a Google Maps link appear in text beside it.
- Listing photography. Some listing photos come from the MLS or Compass and may have brief descriptions. Nicole is happy to describe any home in detail by phone or email.
- External documents. Forms such as the TREC notices are hosted on other websites and follow those sites' accessibility practices.
How we test
We review the site with automated accessibility checks and with manual testing, including keyboard-only navigation, browser zoom and screen readers such as VoiceOver and NVDA. The site is designed to work with current versions of Chrome, Safari, Firefox and Edge on desktop and mobile. New pages are reviewed before they are published.
Feedback and assistance
If any part of this site is difficult to use, please tell us. Let us know the page, what you were trying to do and the device or assistive technology you were using. We aim to respond within two business days, and we can provide the information you need in another format, such as a phone call or a plain text email.
