01
A forest by design
The Woodlands was founded in 1974 by George P. Mitchell as a master-planned community built around the forest rather than in place of it. Villages, trails, preserved greenbelts and a town center were part of the plan from the start. Spring is older, with roots as a railroad town in the 1800s, and today the name covers a broad stretch of unincorporated Harris and Montgomery counties, from established neighborhoods like Memorial Northwest to newer communities near the Grand Parkway. The ExxonMobil campus and the Hewlett Packard Enterprise headquarters in Springwoods Village have made this corridor an employment center of its own, not just a bedroom community for downtown.

What you can buy, and what is being built
Housing ranges from 1970s and 1980s traditional homes on wooded lots in Memorial Northwest and the older Woodlands villages, to 1990s and 2000s production homes, to custom estates in enclaves like Benders Landing and Carlton Woods. New construction is concentrated in master-planned communities farther north and along the Grand Parkway, where builders often offer rate buydowns and closing cost incentives. Lots are larger than inside the Loop, commonly 7,000 to 15,000 square feet, with acreage in places. Most neighborhoods have HOAs, and many also carry Municipal Utility District taxes, so the total property tax rate is a real part of the monthly payment. Read the HOA rules and the tax bill before you compare prices.

FAQ
Questions about Spring & The Woodlands.
The questions I hear most from buyers and sellers here, answered plainly. If yours is not on the list, ask.
Flood risk varies widely. Homes near Spring Creek, Cypress Creek and their tributaries flooded in Harvey, while many neighborhoods on higher ground did not. Check the FEMA zone, the Seller's Disclosure and claims history, and get a flood insurance quote for any home near a creek or drainage channel.
Most neighborhoods have an HOA with annual dues and rules on exterior changes. Many also sit in a Municipal Utility District, which levies its own property tax to pay for water, sewer and drainage infrastructure. Together they can push the total tax rate toward 3 percent, so compare the full tax rate for each address.
Often, yes, but read them carefully. A rate buydown can lower your payment more than a price cut, but it may require the builder's lender. Ask for the incentive in writing, get a competing loan quote and have the home independently inspected, even when it is brand new.
Conroe ISD serves The Woodlands, while Klein ISD and Spring ISD serve much of Spring, and some areas fall into other districts. District lines do not follow city names or ZIP codes, so confirm the district and campus for the exact address.
Plan on 35 to 60 minutes to downtown depending on time of day, using I-45 or the Hardy Toll Road. Many residents work at the ExxonMobil campus, HPE or in The Woodlands itself, which keeps their commute much shorter.
